To what extent should I modernize?
There are some indicators that may be useful, as a rule of thumb, which can be as follows: Some management companies modernize when they want to make their building more attractive to prospective renters or owners. The fact is, elevators are an asset to the value of the building and they know that. If building access to higher floors is poor then the chance of an extended rental lease on the upper floors is slim.
Additionally, the average life span of an elevator is very difficult to pinpoint because usage is a major factor in determining life span. In general, when the system becomes very unreliable and difficult to maintain one should consider improvements. The frequency of service calls can be a significant indicator.
When should I consider modernizing my elevators?
As you may already know, summer is a very busy time so material delivery may take longer. Not only that, some manufacturers go on vacation and this will prolong delivery time. Fall and winter are less busy, but holidays will slow the progress of the project. The 1st of the year is usually the best bet.
What is quality equipment?
There are many manufacturers out there, but there are fewer and fewer that manufacture in the U.S. We stick with American made parts such as GAL for doors. GAL has had a long track record of quality and durability. The MOVFR is a heavy duty door operator that can handle high traffic areas like hospitals and airports.
What is proprietary and non-proprietary equipment?
Proprietary equipment is basically elevator equipment that is protected by patents and copyrights which limit or even eliminate service access to other companies. This is done to protect their market share.
Is it worth the cost?
Elevators are a very important element to the value of a building. Poor elevator reliability may result in lost clientele or an undesirable stigma that is attached to a building. So, having a full building is worth the cost of having having new and reliable elevators.

How long will this take?
Well, it depends upon the size of the elevator and the height of your building, however, generally you are looking at about 4 to 6 weeks. Please keep in mind that ordering material takes time as well. Everything is made to order for a custom fit.
How much will this cost?
This is a difficult question to answer because everything is custom and not every elevator is the same. Every building has different logistical challenges as well. Also, the cost of a 20 story elevator modernization is more than that of a 5 story building. One thing we do promise is that we will be competitive.
What are my responsibilities during a modernization?
Modernizations do have some responsibilities on the part of the building manager. Typically, the building manager will be responsible for minor electrical work, patching drywall and the like. We will work closely with you and let you know step by step what needs to be done.
What are the city elevator codes?
This is very involved and too extensive to enumerate here. Generally, all elevators must have ADA height and ADA type buttons. They also need fire service, smoke detectors, emergency phones, lights and so on. If the customer does not have these features, but is interested in updating the entire elevator system, we must include all code work according to the City of Chicago Codes or State Codes that dictate what needs to be done with your elevator during a modernization.
There are always circumstances that are very unique and require review before the extent of work is proposed.
Do I need maintenance on a newly modernized elevator?
A newly modernized elevator always has a warranty period with us. Maintenance is always a good idea with a new unit just to make sure your investment is in always in proper working order.
